Rental conditions
§ 1 - The rental confirmation document
The rental confirmation document confirms the rental agreement between the tenant and the owner. The agreement is binding. The tenancy covers the summer cottage and all of the accessories as stated in the description. Unless special permission is explicitly given, the holiday home may not be occupied by more persons than the number stated in the description.
§ 2 - Cleaning and damages
The tenant, is in conformity with the contract, responcible for light cleaning during the stay and shall hand over the premises in a tidy state at the end the rental period. Final cleaning of the summer cottage will be arranged by the owner.
The tenant is liable for everything which belongs to the summer cottage, and shall thus compensate all damage caused by him which may have occurred to the summer cottage or to the furniture and equipment during the rental period. In the event of damage, the tenant shall immediately inform owner of the nature of the damage. All damages must be compensated before departure. Damage/defects discovered after the tenant's departure, will be remedied at the expense of the tenant in question.
§ 3 - Insurance of the tenant
With regard to this agreement, no form of insurance has been taken out by owner to cover personal injury or damages to property which may occur to the tenant and his companions during the rental period.
§ 4 - Force majeure
In the event of force majeure, strikes and epidemic illness, as well as oil/petrol restrictions or similar, owner can terminate the tenancy with immediate effect.
§ 5 - Terms of payment
The following terms of payment are applicable: The 1st. instalment (1/3 of the rent) must be paid no later than 8 days after the issue of the rental confirmation, and the balance must be paid at least 30 days before occupancy.
In the event that the rental confirmation is issued less than 30 days before the beginning of the rental period, the full rent must be paid immediately after receiving the rental confirmation.
§ 6 - Complaints
Any complaints regarding defects concerning the summer cottage must immediately be communicated to owner by telephone. The tenant shall allow owner a reasonable period in which to remedy any defects, and must ensure that any existing damage is not made worse and that any loss for owner is minimised. If the remedial work carried out is not satisfactory, owner must be informed IMMEDIATELY.
§ 7 - Termination of agreement
The tenant can terminate this agreement prior to the start of the rental period. For practical purposes of proof, we recommend that the notice of termination is forwarded to owner by registered letter. The notice of termination is effective from the date on which it is received by owner. In such case, owner is entitled to claim reasonable compensation, and thus the following claim without further proof will be made:

until 70 days before arrival: 10% of the total rent, minimum £ 50.
69 to 40 days before arrival: 25% of the total rent.
39 to 14 days before arrival: 80% of the total rent.
from 13 days before arrival: 90% of the total rent.

The tenant is allowed to transfer the rental agreement to another tenant at no extra cost. In this case, notification must be sent in writing to owner. A new rental confirmation document will be sent to the other tenant. When owner receives the rental confirmation signed by the new tenant the transfer is fully valid.
§ 8 - Included in the price
All prices stated are excl. electricity (heating, hot-water tank, etc.). The prices include water consumption (but not heating of the water).
§ 9 - Inspection
Inspection of the summer cottage is after agreement always possible.
§ 10 - Jurisdiction
Jurisdiction: The juridicial district in which the summer cottage is situated.
